*****This sets a PRECEDENT for what will be allowed by developers in Titirangi going forward - We mustn't let this pass. It will affect our neighborhood as a whole. This subdivision must be denied*****

This could happen next door to you.

You may or may not be aware of the proposed subdivision at 207-209 Golf road.

The proposal is for 35 dwellings(!!!!) on this 6,681sq meter site which will be a mixture of Duplex, Stand alone and Terraced housing, some are 5 bedroom, three stories, for more than 200 residents.

It requires, clear felling the trees on the entire site, resulting in the loss of abundant bird life, the demolition of the existing houses, the removal off 10,761 cubic meters of earthworks generating 2650 truck movements over 8 weeks for 6 days a week from 7.30am until 6.30pm. There are applications for restricted discretionary resource consents to exceed noise, vibration, water draw down, privacy, landscaping, traffic, driveway gradient, and many other issues. It is estimated by the developers traffic engineer there will be up to 200 traffic movements per day generated by the future residents onto an already very busy Golf road.

*****While we understand the need for housing and development in Auckland, this proposal represents a significant deviation from the H4 Residential Mixed Housing Suburban planning framework, is OVERLY intensive and is more suited to the H5 Mixed Housing Urban zone******.

Our group "The North Titirangi Residents Association" was formed over 12 months ago when we, the surrounding neighbours, who are passionate about PERSERVING Titirangi as it is, became aware of the application. In that time we have sent numerous submissions objecting to the proposal to Council, emailed our local MP, our local councilor, the Mayor, the Whau Local board members, Maori Statutory Board, and the Whau team for resource consenting. This has resulted in limited notification of the application to our group.

OUR OBJECTIVE has always been to ensure Council and the Developer adhere to the spirit of the Auckland Unitary Plan Mixed Housing Suburban Zone. We are concerned that this development, if it is allowed to go ahead will set a precedent for further developments and destroy Titirangi as we know it today.

We have been granted a hearing before independent commissioners on Wed 28th and Thur 29th July 2021.

If you can help us in any way, e.g. speaking at the hearing or standing with us showing opposing support, we would also be grateful.

Use of funds

We have acquired an Environmental Lawyer, Town Planner, Urban Designer and a Traffic Engineer to help us in court. We have raised $34,000.00 ourselves but the total bill will hit around $46,000.00. All funds raised will be used towards this cost.

Hi all thank you so much for your help we have managed to cover the funds all now,

We are still awaiting a decision from the commissioners. Auckland Transport have now been involved due to the impact on the traffic and the magnitude of the subdivision. Thank you all so much for your help! Fingers crossed!
